The problem
The Wellington is a 400-acre residential club community in Wellington, Florida, a town the equestrian world already treats as home. Buyers are being asked to commit to streets they can't walk yet. Everything they see has to do the work a finished street would do.
The constraint
The design team was cast, not briefed: Workshop/APD on the master plan, David McLay Kidd on the golf course, LaGuardia Design Group on the landscape, and a group of architects and interior designers with strong points of view. The brand couldn't compete with any of them. It had to set a vocabulary they could all speak in, and hold it.
The region gave us a constraint of its own. South Florida has a default look, and most new communities land on it. The Wellington had to belong to its place without looking like every other development an hour in any direction.
The decisions
A serif with history carries the voice, a quiet sans does the work, and a tree serves as the mark. The real estate books, the wayfinding for Wellington International and the sales materials all come from one set of rules, so a brochure and a sign read as the same hand.
We render the community before it exists, and every image is directed the way a photo shoot would be: the architecture matches the drawings, the light sits at the right hour, and the landscape obeys the palette. The digital tools buyers and brokers use came from the same standard, built by Anon.
The last ten percent 99
Refusing the default, every day. The landscape, the architecture and the design take cues from places like the Hamptons, then ground them in native vegetation and the realities of the site. It's a continual push, and most of it will never be noticed. People will just feel that The Wellington is different.
What changed
The Wellington is still being built, so this story is still being written. What's in place is a standard every architect, studio and tool on the project works from, and a community that can be shown, sold and understood long before it can be walked.
